Buyer Guide – Steps to Home Ownership

Step 1: Finding a qualified Realtor
The most important resource to begin your home purchase is a qualified realtor to represent your interests and needs. An experienced realtor will make your home purchase pleasant and relieve much of the stress. We have built solid relationships with many realtors and can assist you in finding the right realtor for you.

Step 2: Loan Pre-Approval
Loan pre-approval qualifies you for a budget to put towards your new home. If you would like assistance with loan pre-approval please review our list of qualified financiers. We have worked with many solid financiers which will be able to assist you in the approval process.

Step 3: Looking for a Home
Our website provides complete listings of new homes currently for sale in several recently developed communities, as well as residential lots available for building. We have a unique approach to home buying in that we sell completed homes, residential lots, or can build a home suited to your specific needs.

Step 4: Making an Offer
When you find a home, or are looking for the complete build package, we work closely with your realtor to prepare and complete an offer. We will create the purchase agreement and present the final documentation needed to begin the final loan process.

Step 5: Final Loan
With an accepted final offer and documentation, you will need to begin the final loan application process with your financier. We will assist in any means possible to secure you a quick closing sale date on your new home.

Step 6: Arranging Inspections
To provide quality assurance and to meet loan qualifications, a final inspection of your home is one of the final steps before closing. Your realtor will walk through this step with you and can provide a reputable inspector.

Step 7: Closing the Purchase:
Most closings will take place at a local title company unless you are an out-of-state buyer. The last step in the purchasing process which is the closing documents, is the final transition in your home purchase.

Step 8: Moving into Your Home:
An easy and successful move is key to enjoying your home. Make sure to include important documents in a secure and accessible location to assist with yearly tax preparations and home information. Documentation such as warranties, settlement papers, and your home information packet should be kept safe should you need access to them. We want to make your transition as worry free and enjoyable as possible, please contact us with any questions or concerns.
